  2. Income Approach

    Calculate the present value of the future electricity savings the system is expected to produce over its remaining life (commonly 15–20+ years). This factors in current local utility rates, expected rate increases, system production history, degradation rates, and any remaining incentives or net-metering benefits. This method often produces the strongest numbers in high-electricity-cost markets.


  3. Market (Sales Comparison) Approach

    Look at recent sales of similar homes with owned solar systems in the same area and extract the premium buyers actually paid. Paired-sales analysis is ideal when good comps exist. In markets with limited solar-home sales, this approach is harder and may be weighted less heavily.


A solid valuation blends all three rather than relying on just one. Weighting depends on data quality, local market conditions, and the specific property.


Factors that move the number up or down

  • Equipment brands, inverter type, and warranty status

  • Documented production history and actual energy savings

  • Physical condition (roof integrity, panel cleanliness, mounting)

  • Local electricity rates and solar policies

  • Presence of battery storage

  • Quality of documentation available to the buyer and appraiser

Homes with complete records—original invoices, installation permits, production data, and maintenance logs—consistently fare better than those with missing paperwork.


Why standard home appraisals often undervalue solar


Most residential appraisals prioritize square footage, bedroom count, and recent neighborhood comps. Energy features receive less attention unless the appraiser has specific training in green valuation. Fannie Mae guidelines allow appraisers to consider energy-efficient improvements, but they emphasize market reaction (comps) and limit pure cost or income adjustments as the sole basis for value. Leased systems are explicitly excluded from the appraised value.Without clear documentation and supporting analysis, the solar contribution can be minimized or overlooked entirely.
